If you already have a homestead exemption, you don't need to do anything. Property Appraiser Dorothy Jacks said in a Wednesday statement her office will apply Amendment 3's changes to eligible properties. Voters approved it with about 62%, clearing the 60% it needed, and the homestead exemption rises to $150,000 in 2027 and $250,000 in 2028 for non-school taxes.
The higher homestead exemption phases in through 2029
- Nov. 3Voters approve Amendment 3 with about 62% of the vote.
- Jan. 2027Amendment 3's changes take effect.
- Aug. 2027The $150,000 exemption first appears on proposed tax (TRIM) notices.
- Late 2027Tax bills that include the changes are issued.
- 2028The non-school homestead exemption rises to $250,000.

Don't expect savings right away. Jacks said the savings won't show until the end of 2027, and everyone will keep paying school taxes plus non-ad valorem assessments like the solid waste authority. Only homeowners who claim homestead by Dec. 31 are eligible for the new exemption. Questions? Call 561-355-2866 or visit pbcpao.gov.
